We have already sold 220 sites under the pre-launch offer which ended on 31/03/07. Now, we are offering only 25 more sites as per the pricing given in the Price List.

Balance sites will be sold only after 6 months. Of course, we are launching plots cum villas by end of May 2007.

Also note that the rates are subject to change from time to time without any notice and actual site allotments will be done in six months.

Terms & Conditions

  • Each site owner will automatically become the member of the Club. The Club shall be the Property of Team4Ce Friendly Consortium and will not be transferred to Ariston County Owners Association.
  • A penal interest of 18% shall be levied by Team4ce on any payment delayed by the purchaser.
  • 30% of the initial booking amount shall be deducted on cancellation of a booking and balance refunded only after making a new sale.
  • Bore wells shall not be permitted in plots.
  • Swimming pools shall not be permitted in individual plots.
  • There shall be only one entrance to each house.
  • Set backs have to be given on all 4 sides of the plots as per MUDA bye-law.
  • All plots have to be maintained by the site owners. If not the company shall charge some fees for the same. Association shall take care of housekeeping of the roads, foot paths, and all other common amenities/areas only.
  • Compound walls shall not be permitted for individual plots. Green fencing or picket fencing is permitted.
  • Plots may slightly vary in dimensions. The customer shall pay on the actual measurement.
  • Water supply lines will be provided till the entrance & the Plot owner agrees to pay for the line from the foot path till the sump tank. Material and Labor charges shall be extra.
  • Electricity network shall be provided till the entrance of the plot. Plot owners shall pay for the line charges and applicable deposits.
  • Infrastructure once finished by the company shall be maintained by the residents association and each plot owner agrees to pay the maintenance charges per month/year as fixed by the resident association.
  • No road cutting is permitted during construction of houses.
  • All plot owners shall pay annual taxes for the plot to the MUDA/Corporation of Mysore or any Government agencies.
  • Security, Street lighting, common area maintenance shall be billed to residents association.
  • In case the plot is to be registered in favour of a third party, a transfer fee of Rs. 25.00 per Sqft (Rupees twenty Five per square feet) is payable to Team4ce friendly Consortium.
  • All transactions are subject to Mysore jurisdiction only.
  • 50% of the residents association shall be represented by Team4ce Friendly Consortium and remaining shall be by the plot owners.

The Concept Of Ariston County

The objective:

The desire of the Team4ce is to design and execute a human settlement which is governed by fundamental principles such as Human comfort, Climatology, Man-Nature harmony, appropriate technology, health and hygiene. The TEAM proposes to achieve this through prudent planning, design detailing and smart execution.

The infrastructure issue:

Today’s human settlements, especially cities, have become an antithesis of human comfort. Zoning has affected several problems related to congestion and frustration. Large distances between houses and work places have forced people to travel everyday, resulting in ever-increasing amount of vehicular traffic and congestion. Any amount of infrastructural changes thereafter is becoming redundant and inadequate.

The issue is compounded by the fact that the present day cities and human settlements tend to grow infinitely and that too very quickly. Infinite growth is cancerous.

The ideal picture:

A human settlement should be designed for a specific number of people. Once the desired population is achieved, the settlement should be stabilized and should not grow any further. Ideally a settlement should grow to a point of maturity and sustain itself.

Our Methodology:

Stemming from an ideal settlement plan, The Ariston County is planned to present a harmonious lifestyle for the residents. Adequate space management with a centre and sub-centres is planned. All centres would be within walkable distance to avoid unnecessary vehicular movement.

The Township is planned on the concept of “habitat” living, where a house becomes an extension of the land and vegetation which surrounds it. Landscape courtyards are integrated into the house plan and around it making it totally integrated with nature.

A hierarchy of green spaces starting from intimate spaces, huge public spaces, will be laid out within the settlement. The streets will be landscaped and provided with all amenities such as lamps, walk ways, street furniture. Integration of indoor with outdoors becomes essential for a tropical climate like ours.

The facilities:

The facilities which complement the overall concept are planned for the smooth flow and functioning. Like feeder mains and distribution systems, service reservoirs, sewage systems and outfall sewers, storm water drains, sewage treatment plant, road network, bus bays, electrical system and recreational facilities.

Our endeavor is to create a settlement design which will create a sense of pride as if one was residing in a revered city like Florence or Rome; where living becomes an experience in Human Comfort and Existence.
